The Next Modern Studio
RIOS is leading the master plan for the redevelopment of the FOX Studio Lot in Century City, securing the iconic site as an industry leader while preserving the legacy of the historic property and its architectural character. As part of the FOX FUTURE plan, the project encompasses two green-certified towers, nine new soundstages, pre- and post-production facilities, basecamps, and media campus offices, all thoughtfully integrated through cohesive site planning and landscape strategies.
The plan adds 1.6 million square feet of production facilities and amenities in response to the growing demands of the global entertainment industry. 13 state-of-the-art sound stages will be constructed, replacing four dated stages. Optimized basecamps will be integrated into production spaces, improving overall efficiency.
A 35-story, high-rise building will offer additional office space for tenants on the bustling Avenue of the Stars, helping meet the long-term demand for class-A office space in one of Los Angeles’ most prestigious economic centers. The transit-oriented plan would create direct connections to both the studio and independent office spaces, providing a dynamic pedestrian experience with a new public plaza and access to the forthcoming Metro D Line extension.
This forward-looking vision prioritizes sustainability, building upon FOX’s commitment to reducing carbon emissions, pursuing clean energy, and responsibly managing waste. The plan incorporates green and recycled building materials, expands solar infrastructure, reduces water consumption, and strives for LEED-Platinum standards for both the media campus office and the Avenue of the Stars general office buildings. By embracing these initiatives, the FOX Studio Lot will set a new standard for environmentally conscious development while continuing to thrive in the ever-evolving entertainment industry.
