Arts District Integration
RIOS is teamed with Boulevard Partners to design a mixed-use residential and commercial development inspired by its industrial surroundings in Downtown LA’s Arts District. Adjacent to the Little Tokyo/Arts District gold line, the 124,000 square foot, 6-story site is arranged to encourage an indoor-outdoor lifestyle with each residential unit connecting to the interior courtyard and landscape.
107 Hewitt draws from the utilitarian buildings that previously existed in the area. In contrast to its subtle exterior, the design creates welcoming moments with lush plantings, circulation patterns that support the use of public transportation, and connections to the neighboring Arts District community.
